1) Who We Are & Relationship to the Brokerage

This Site is operated by Shannon Brown (the “Agent”). The Agent is an employee/independent contractor affiliated with Relocation Today, Inc., a licensed real estate brokerage. Except where expressly stated, the Site is an Agent‑managed marketing website and is not the official website of Relocation Today. Services requiring brokerage involvement are provided through Relocation Today in accordance with applicable laws, brokerage policies, and written agreements.

2) Privacy & Cookies (Brokerage Policy Incorporated by Reference)

We respect your privacy. This Site incorporates by reference the current “Relocation Today Privacy Policy – Your Privacy Rights” and any subsequent versions posted by Relocation Today (the “Brokerage Privacy Policy”). If there is any inconsistency between this TOS and the Brokerage Privacy Policy, the Brokerage Privacy Policy controls with respect to the collection, use, disclosure, retention, and transfer of personal information.

3) Informational Purposes Only (No Agency Created by Use of Site)

The content on this Site is provided for general informational and marketing purposes only and does not constitute (i) an offer to enter into a representation agreement, (ii) legal, tax, or financial advice, or (iii) a guarantee of results. Your use of this Site does not create a client, fiduciary, or agency relationship with the Agent or Relocation Today. Any such relationship forms only after you and Relocation Today/Agent enter into a signed, written agreement compliant with applicable real estate laws and brokerage policies.

Property information, market statistics, school data, drive times, and similar materials may come from Multiple Listing Services (MLS), public data, or third‑party providers. All information is believed accurate but not guaranteed and is subject to change without notice. Independently verify facts material to your decision (e.g., price, availability, square footage, taxes, HOA dues, school boundaries, zoning, and eligibility).

  • Do not copy, scrape, or harvest data (including listing photos and remarks) except as enabled by normal Site functionality.
  • Do not use automated means without prior written permission.
  • Do not post unlawful, infringing, misleading, or harmful content.
  • Do not violate any applicable law, MLS rule, or third‑party right.

Unless otherwise noted, content on the Site—including text, graphics, logos, icons, images, video, and design—is owned by the Agent, Relocation Today, or licensors and is protected by copyright, trademark, and other laws. MLS‑provided content (e.g., listing photos and remarks) is subject to MLS and licensor rights and restrictions. You may not reproduce, distribute, modify, or create derivative works without prior written permission or as otherwise permitted by law or applicable licenses.

10) Third‑Party Links & Services

The Site may link to third‑party websites or services (e.g., lenders, inspectors, title companies, home warranty providers). We do not control and are not responsible for their content, terms, or practices. Your use of third‑party sites is at your own risk and may be governed by those third parties’ terms and privacy policies.

13) Governing Law; Venue

These Terms are governed by the laws of the State of Minnesota, without regard to its conflict‑of‑laws rules. You agree to the exclusive jurisdiction and venue of the state and federal courts located in Hennepin County, Minnesota for any dispute arising out of or relating to these Terms or the Site.

14) Severability; Entire Agreement

If any provision of these Terms is held invalid or unenforceable, that provision will be enforced to the maximum extent permitted and the remaining provisions will remain in full force. These Terms constitute the entire agreement between you and us regarding Site use and supersede any prior or contemporaneous communications on that subject.

15) Brokerage Privacy Policy (Restated Incorporation)

To avoid conflicts and ensure the most current privacy terms always apply, all privacy disclosures for services provided by Relocation Today (including services coordinated through the Agent) are governed solely by the Brokerage Privacy Policy maintained by Relocation Today and accessible on its website, including future updates. This clause is intended to prevent duplication or inconsistency if Relocation Today updates its policy without separate notice to the Agent or this Site.
